We can £50M for another 20 yr old but won’t go that extra to get say eze, Brian m or eze. Is he really a game changer. If manure sell him for £50M and get Brian M then they have done a fantastic bit of biz.
 
Hoe often does anyone have to explain basic finance to you - property development can easily he financed by bank debt with no impact on club transfer dealings

I agree but the club need to come out and explain that it will not take funds away from the football side. However silence on the matter leads to these opinions. In any case they will not all be built at once with sales of those completed first financing the remainder.
 
NO bruv - Banks will NOT loan 100% of construction/development costs for real estate projects. Banks want a Loan to Construction Cost (LTC) of between 50 to 80% and the higher the LTC, the higher the interest rate you have to pay - so more expense for the club.


Banks are not stupid - Real development projects come with risk and banks want owners to have skin in the game and not take the first loss if the project goes badly - so owners have to contribute their own money (equity) for 20% to 50% of construction costs - which in this case is the club (SO MONEY OTHERWISE AVAILABLE FOR TRANSFER FEES AND WAGES)

Maybe Levy will find outside investors for some of the equity but then he’ll to give those other investor’s their pro-rata share of the profits (and Daniel likely won’t want to do that …)

In addition, you can’t get bank loans for the millions (likely tens of millions for a project this big) in pre development costs (costs of lawyers, architects, technical consultants, lobbyists etc to prepare planning permissions, building designs, technical studies etc) - because there’s no collateral for the banks to secure.

Just to add to this, the development costs can vary wildly, I have no idea how the costs go in the UK, but in the US for hotel towers, you can do it on the cheap by using cookie cutter plans. We have 28 properties in the US, 20 of them have the same interior layouts, the exterior may be slightly different, but the big design costs have already been paid for.

Garnacho is a much better player than Moore, Odobert, Scarlett and Tel as well. If we are improving our team shouldn't we loan out one of our worse players and get a better player in.

Personally I'd loan Mikey out and sell Scarlett even though we'd only get tuppence for him.
 
Everyone else is making signings and improving their squads for next season. Meanwhile Tottenham:

- Missed one transfer window where we could have signed players to improve our squad instead pissing about appointing a new manager.
- Re signed a 33 year old who is past his best on a 1 year contract extension.
- Re signed a 20 year old who never solved our problem last season in the front line and sign him again because he has potential.
- Announcing 4 residential towers will be built.

Yes I though the same and could actually play in a 3 with Porro or Spence as the WB.

Kyle Walker only joined us from Sheff Utd when he was 19, and thus would not qualify as club trained. We already have 2 too many association trained players for the CL squad.

Notable players who would count as club trained are KWP (free), Winks, Cirkin, Tanganga.

KWP on a free makes sense (as 4th choice FB) unless we think we have a better FB who qualifies on the B-List (like Abbott).
