I don't want to sell him, cos you never know what the money will get you in return. E.g. Bale, Eriksen, Dembele, Walker etc. So we should secure the succession before we consider selling him.

On the other hand, Son is an extremely limited player, he scores goals but he doesn't wear a defence down the way Mane, Sterling (when he wasn't so shit), Sane etc. do. So it's not like an upgrade isn't possible.

that's a bad deal. They can have Bale back, Son, for Modric + a lot of cash might be tempting.
 
Thing is, although Son has a poor game our opponent need to keep an eye on where he is to avoid his runs at an open goal. Without Sonny are counterattacks are much slower.
Similar thing to what I've said about Kane in the past: there are only two Spurs players that all opponents are likely to consistently fear, so just by being on the pitch, they have an impact on the opposition (positioning, mentality etc.), regardless of current form.
